Retail space drylining
1. Materials & Component Specifications
- Metal Framework: Galvanized steel tracks and vertical studs spaced at strict 600mm centers (or 300mm centers for radius/curved partitions).
- Plasterboard: Standard 12.5mm or 15mm tapered-edge performance boards.
- High-Traffic / Storefront Walls: Impact-resistant, high-density plasterboard.
- Back-of-House / Wet Areas: Moisture-resistant (hydrophobic) core boards.
- Demising / Separation Walls: Dual-layer acoustic and fire-rated boards to meet building control regulations.
- Insulation: Sound-deadening glass or stone mineral wool infill tightly packed within the framework cavity.
2. Execution & Installation Requirements
- Setting Out: Mark floor and ceiling tracks using laser lines to guarantee plumb, square tolerances prior to anchoring.
- Boarding:
- Stagger all vertical and horizontal joints to eliminate weak lines and prevent future cracking.
- Fix boards using standard drywall screws spaced at 200mm–250mm intervals along studs.
- Leave a 10–12mm movement gap at the floor base level.
- Perimeter Air Sealing: Apply a continuous, unbroken fillet of drywall adhesive or acoustic sealant around the floor, ceiling, and all service penetrations to maintain structural airtightness.
- Openings & Reveals: Run boards past window or door headers and return insulation safely into reveals to completely mitigate structural thermal bridging
